This has been the worst, most unprofessional, off-putting buying experience of my life. I’m a first-time home buyer and I trusted this agency and my realtor to have fiduciary responsibilities to me, and it’s been everything but that since the very beginning. I first started looking at homes in June, and after viewing about 30 houses, I found one I liked enough to put an offer on. The house was overpriced and had major latent defects (which came out after the inspection), but my realtor should have pulled comps to determine what a reasonable offer on the house should have been. Furthermore, once we the inspection concluded that there were plumbing, electrical, and mold problems, I should have been advised to pull out of the offer OR significantly reduce the price, especially because the house was marketed as “fully renovated.” Once I had the wisdom, I pulled out of the offer. I stayed with my realtor, despite my better judgement because I needed to see more properties. I found another house which was SIGNIFICANTLY overpriced (original ask price 279K but appraised for 235K) and asked my realtor what offer I should put in. She said she didn’t know. I then pulled comps (not my job when I have a realtor) to determine that 235K (the price it appraised for) was a fair offer. We settled at 245K. The process for sending my earnest money was a complete headache because they chose to use an attorney whose firm has been “permanently closed” according to Google. My bank refused to send the money and ultimately we had to go with another closing attorney. When the house didn’t appraise, the seller went toe to toe for a ROV (Reevaluation of value). It still did not appraise, and when the seller finally agreed to sell me the house for the appraised value, he decided to remove his offer to pay 5K towards closing although that did not align with the addendum. He was within his rights to do so, but I was also within my rights to remove my offer because my financing would completely change with the additional 5K towards closing. Not to mention the bathrooms needed to be completely renovated, easily a 20K job. But here is where the problem lies: I was fed misinformation from my realtor to try to push my hand to buy the property without having agreed to any concessions. They threatened to TAKE my earnest money although I was not at fault. Since then, I’ve called the brokerage twice and sent an email requesting to be released from my exclusive purchase agreement with my realtor, and Norluxe Realty has been extremely unprofessional in handling my request. I haven’t gotten a phone call back or a response to my email request. Furthermore, I have YET to receive my earnest money check back. Needless to say, there is nothing luxurious about this brokerage. Take your business elsewhere.

Kira was absolutely amazing from day one. She was super responsive to all of my questions and worked diligently, even during COVID, to help me find a home that I loved! We had an issue pop up on the day of closing due to the seller not leaving some of the carpet in good condition and Kira ended up covering the replacement cost herself. Absolutely recommend to anyone looking for a home in the Atlanta area!

Working with Kira Oliver made what I know can be a very stressful process enjoyable. Her patience, professionalism and responsiveness are unparalleled. Although I know she is busy, every interaction felt as if I was her only client. Her knowledge of the very competitive Atlanta market and her excellent negotiation skills secured us the home we loved although there were other offers on the table. She is the agent you want on your team in this kind of market. Having gone through the process of buying and selling previously, I know they are not all created the same. Kira is now more than just my realtor, she is family.
